Preferred Photographer Program
There is no contract, no retainer and no minimum. After your second paid listing you are a House Photographer client, and the whole thing gets shorter: you text me an address, I text you back a date.
Your listings get first look at the week before it opens up. In spring, that is the difference between shooting Thursday and shooting next Tuesday.

Agent Referral Credit
