Why Wayland is really two markets in one
Wayland sits about 25 miles south of Grand Rapids straight down US-131, and it sells to two completely different buyers. In town, it is an affordable, fast-growing bedroom community: first-time buyers and Grand Rapids commuters drawn by historic downtown Main Street, the Wayland Union Schools, and prices you cannot find closer to the city. Just east, the Gun Lake area is a different world entirely, lakefront homes and second homes near Yankee Springs Recreation Area and the Gun Lake Casino, where the water is the whole value proposition. The same listing photographer has to shoot two markets, and the right gallery looks different for each.

Wayland and the Gun Lake area sit in uncontrolled Class G airspace, well south of Gerald R. Ford International Airport, so most listings here need no special authorization and we can fly the same day.
